Congrats to my friends and happy buyer clients who closed OFF MARKET on their home (they had been renting) last month in Feb 🥰 Quick background on this amazing story: - They were priced out of the market in 2021… and I’ve kept in touch periodically since then - They have been renting since they moved here from NC - the landlord passed away and the trustees were going to sell the property in the spring. - the holidays were stressful bc they were all of a sudden house hunting before Christmas… and there is limited inventory of homes for sale or rent in Redondo Beach - then the fires broke out in Jan 😞 and rents skyrocketed! I suggested they do a pre offer home inspection to make sure they knew exactly what they were buying, including any unknown issues— that way they could write an as-is (no repairs or credits) offer We did a deep dive on past sales and established market value, and I demonstrated the benefits of the seller accepting our offer versus going on the market Then I had them get fully approved with their lender to offer no appraisal contingency and a quick 21 day close. After some back and forth negotiations with the seller’s agent we came to a compromise and got this deal done!!! This was truly a collaborative effort by all involved! These days, most successful small businesses are reaching customers through social media—whether it’s reels with trending audio, vlog-style content, or talk-to-camera videos (like me). Since I started consistently posting videos on Instagram (in March 🍀 of 2020), I’ve closed over $126M in residential sales—and the vast majority of that came directly from connections made here, specifically from people who first discovered me through my Taya’s 2 Cents videos. For context, from 2012 to 2020, I averaged $10M in sales per year. Since implementing video in March 2020? $25M per year. My business wouldn’t be where it is today if I hadn’t started Taya’s 2 Cents back then. I’ve been told I make speaking on camera look easy, but trust me—it wasn’t always that way. It took a LOT of practice, a LOT of cringe videos (thankfully, not many people saw them), and plenty of trial and error. If you’re struggling with video, try these three easy hacks: 1️⃣ Connect. Pretend you’re talking to your best friend (or your ideal client). Let loose, ignore the camera, and just talk. 2️⃣ Look good, feel good. Get your hair/makeup done, plan outfits in advance—but don’t stress about wrinkles, weight, or your voice. You show up as you in person, so do the same on camera! 3️⃣ Know your topic. Confidence in what you’re saying helps you sound natural. I don’t use a script because I always sound like I’m reading—but I do have someone feed me questions to keep it conversational. This isn’t about going viral—it’s about creating quality content that connects with your audience. And why am I sharing this? No, I’m not selling a course—I just want you to know that this works. 🙈 And honestly, I needed to remind myself of that too. Hope you found my story and these tips helpful.
