Drop the hammer, drop the paintbrush! Before you start changing your house and preparing it for sale; you're going to want to read this. Trust me. You'll thank me later.
Ok, story time.
I recently talked to this seller who had her house in the market for two weeks, with another agent. The agent overpriced her house, he literally said, “We'll just stick a sign in the yard and put it on the MLS. It'll sell itself. It's a hot market. This is a great neighborhood. Let's just do that.” And she trusted him.
Well, guess what? Even in a hot seller's market, it didn't work out. She had painted her walls a dark color. She had boxes everywhere. They were hiding these beautifully redone hardwood floors.
So, lesson learned you can't just throw a house on the market. Had she called me? I would've told her. Before you paint your walls taupe, you need to paint them white. There's a method to our madness here in real estate. Realtors who work a lot in this market know what sells and here in Los Angeles, it's tried and true. We paint the walls, white. We have it professionally staged. We change out just a few light fixtures.
I highly recommend that you talk to your realtor, hire someone who knows what they're doing. Spend a little bit of money and get a huge return on investment. Hire someone qualified by interviewing realtors, asking the right questions, and then pick up the paint brush and the hammer.
